KOUN Resort

KOUN is a 106-acre coastal resort developed by Mabany Edris at Kilometer 201 on the Alexandria–Matrouh Road in Ras El Hekma. The development features a diverse range of residential units, including chalets, duplexes, townhouses, twin houses, standalone villas, and signature lagoon condos.

With only 15% of the site allocated to the building footprint, the master plan integrates expansive landscaped areas, 10 acres of sandy lagoons, and a 300-meter beachfront. The resort also includes a boutique hotel, clubhouse, commercial facilities, sports areas, and a medical center, creating an integrated coastal destination that combines residential living, leisure, and essential services.
